The largest shopping/business district in Citrus Heights is Sunrise MarketPlace with over 450 businesses in a 10-block area including on of the region's largest shopping malls -- Sunrise Mall. Established in 1999, the Sunrise MarketPlace is a Business Improvement District with over 70 property owners who assess themselves over $600,000 per year for marketing, advertising and special events. The District and the City partnered on a Visioning Project in 2008, to create a planning document that would help guide the future of this important economic hub.
Auburn Boulevard is a 1.2 mile corridor that stretches from Sylvan Corners (the geographic and historical heart of the city) to I-80 (the city's northern boundary). The Boulevard Plan, adopted in 2005, is a Specific Plan Area guiding the future development and public improvements on this important corridor that serves as a vital business services and retail node in Citrus Heights. The street's significance has changed over the years; today, Auburn Boulevard is surrounded by major employment and shopping centers and once served as a center of robust commercial, light industrial and retail activity. While this activity has declined over the years, Auburn Boulevard is still a major regional transportation corridor.
The City of Citrus Heights' Auburn Boulevard Complete Streets Revitalization Project (Complete Streets) is part of the City's ongoing efforts to promote and improve pedestrian, bicycle, transit and vehicle movement and safety, incite economic development and revitalize aging commercial corridors. The project will result in the transformation of an aging, disjointed and hazardous pedestrian environment to a well-connected, vibrant, mixed-use, transit-oriented and pedestrian friendly activity area.
In an effort to breathe new life into the commercial and retail centers at Interstate 80 and Antelope Road a revitalization task force was formed in 2009. Antelope Road is the only freeway exit directly into the City of Citrus Heights making it an ideal location due to both freeway visibility and easy access for commuters. The revitalization task force eventually gave way to the creation of the Antelope Crossing Business Association, which set out to add to the advantages of the business district and eliminate the negative aspects such as the current vacancy rate.
The recent Complete Streets Project has dramatically improved the aesthetics of the area while also making it more functional for commuters and pedestrians. The project included widening Antelope Road from 4 lanes to 6 lanes, widening sidewalks, installing new ADA compliant ramps and pedestrian cross walks as well as improving landscape and installation of medians. In conjunction with these physical improvements, the task force launched a branding campaign, which included installing new banners throughout the area to set the new business district apart from the many retail centers in the region.
The Business Association has already had many successes. Antelope Crossing's premier event, the Halloween Spooktacular, has ushered in both consumers and new enthusiasm for the commercial center. And as a part of the continuing effort to make Antelope Crossing more appealing to prospective tenants and brokers, the Business Association launched a new website, www.antelopecrossing.net.
Finally, the City was recently awarded a $100,000 grant from the Infill Streamlining Program to develop a concept/visioning plan for the area. In February 2001, the Citrus Heights City Council adopted the Stock Ranch Guide for Development to implement the objectives and policies of the General Plan that guide the development of the Stock Ranch area. Stock Ranch is located in the central portion of the City and is bounded to the north by Auburn Boulevard, Sylvan Road to the east and Greenback Lane to the south and Van Maren Lane to the west.
CITRUS HEIGHTS REGIONAL CHAMBER OF COMMERCE
The Citrus Heights Regional Chamber of Commerce celebrated its 50th anniversary in 2008. Since the early days the Chamber of Commerce has grown into a major non-profit business association that addresses the needs of the business community and helped lead the efforts to incorporate Citrus Heights in the 1980s and 90s. The Chamber of Commerce has four major areas of focus. They are Economic Development, Membership Development, Government Issues, and Education. Each area is overseen by a vice president and is supported by one or more committees. The Chamber partners with the City on a variety projects throughout the year.
